Anyone from the Philadelphia area who travels the Schuylkill Expressway will likely recognize the 1K1 building (formerly Four Falls Corporate Center) near the “Conshohocken Curve.”

Keystone Development + Investment acquired the complex in 2019 and launched a multimillion-dollar repositioning and renovation plan to transform 1K1 into a modern, innovative campus. The centerpiece of the redevelopment is the refacing of the building’s north and south curtain walls with full-height, smart glass windows. 1K1 is the first building in the market to use cutting-edge smart glass tech on such a scale. With a range of auto-sensing tint levels, the glass anticipates the sun’s movement and adjusts in response to temperature levels, glare, and daylight.

Over the past year, EDiS partnered with Keystone to execute this delicate transformation. With the north face of the building less than 50 feet from I-76, this project was deceptively complex for our team. After demolishing the exterior façade and constructing temporary weather walls inside all floors, the team got to work on one of the largest scaffolding jobs in EDiS history. The team executed the project on the occupied building with minimal disruption to tenants by applying our signature processes and control measures. They addressed challenges related to completing work in and around workers, occupants, and equipment prior to and throughout construction. From a well-vetted logistics plan to constructing temporary walls and properly scheduling system shutdowns, EDiS successfully utilized our ‘occupied job site’ formula. With safety measures in place, the new state-of-the-art, smart glass curtain wall system took shape and is now fully commissioned and operable.
